Leads Generation Systems:
A Constant Stream of Real Estate Leads!

Let's face it. If you had a real estate leads generation system in place and set up, one that would supply an endless stream of qualified prospects, (especially listing leads), you would never hear a complaint from a single agent... Yah right.


The following are all leads generating tools:
Although most agents tend to stick to one or two ways of generating leads, there are many ways to generate leads that can add to your success, and multiple streams of leads is an obvious choice.

  • real estate websites
  • direct mail marketing, (real estate postcards, newsletters, etc..)
  • referral based marketing
  • classified ads
  • email marketing
  • automated call capture systems (hotlines)
Whether your leads come from online or offline sources, the goal is to create a leads generation plan or a series of systems that will supply you with an endless stream of prospects looking for a fantastic real estate agent...(that's you!), who will provide all the information, answers and services to their realty questions and situations.

Once committed to a system(s), or plan of action, one of the problems I've faced is consistency and follow-up.

Before the advent of the Internet, our leads generating systems and methods brought us 'now' business. That is, we were geared up and focused on finding buyers and sellers who wanted to do business NOW... or at least within the next month or two.

With the Internet deeply entrenched in our lives today, prospective clients are looking for information, and lots of it, long before they intend to buy or sell. Their effective decision time could be as much as six months to a year after they actually make contact with you.

The key to dealing with these 'long-tail' prospects, - (buying or selling in 3 to 12 months) is having a system that provides them with quality information that streams out to them consistently and regularly to ensure that your expertise is their information supply source and you are their real estate expert.

So how can you do that? Here are a few suggestions that will put you ahead of the pack, simply because most agents haven't thought of them.

Keep in Touch on a Regular Basis - Hands Free:

Set up a series of informative emails, form letters and newsletters that 'touch' these leads/prospects at least once a month. A sequential auto responder is ideal for sending out a series of emails and a newsletter or tip sheet. (It's also a lot less expensive than regular post mailings.)

Once you've set up the autoresponder, you simply insert all the emails and set the timing for delivery, whether that is daily, weekly or monthly. This 'auto-pilot' system frees up your time to work with the immediate business without letting those 'long-tail leads' slip through the cracks of your business. (By the way, don't simply rely on email to contact these leads. They still need to hear your voice, so call them in between the mailings for feedback.)

There are several autoresponder services available, but two that come to mind are VerticalResponse and Aweber. Both are reputable and will help you set up your follow-up systems. Vertical Response has an entire area on their site for real estate and will even let you test-drive the system. There are no contracts, and no monthly fees required with VerticalResponse. It's a pay-as-you-go service.

OK, Back to the subject of leads generation and following-up.

There are dozens of leads generation systems available, however, there is a very inexpensive one that stands out for me. If you found a leads generation system that could locate all the 'long-tail listing leads' - (selling within 3 to 12 months) in your target market, would you want to know about it? I thought you might. I must warn you up front: This complete listing leads generation system requires you to make a committment ... to yourself and your business, to be consistent and follow-up.

Some real estate marketing tools just fit hand in glove. So, if you are expanding your leads generation methods it would be wise to check out a suitable contact management software program that is geared to the Real Estate Industry. There are many available yet my personal preference is AgentOffice. I use it constantly and highly recommend it.
