Noida Real Estate Vs Gurgaon Real estate

Real estate prices show the growth of real estate industry development in Gurgaon. A commercial space which is available in Noida at around Rs. 35 per sq. ft. will be available at a rate of Rs. 120 to 140 in Gurgaon. It states that commercial property in Gurgaon is around 4 times costlier than Noida.
This applies to the residential property as well. Noida real estate is offering the residential property at a rate of around Rs. 2000 - 2500 per sq. ft. while some new sectors in Gurgaon are offering the same property at a rate of at least Rs. 4000 per sq. ft.
This is one of the reasons why investors are now moving to Noida for their investments. Another big reason is that real estate developers are building a big future in Noida with a large number of high quality residential and commercial property projects being developed on the Noida & Greater Noida expressway. Noida extension is also showing a high growth rate in its infrastructure development.
One of the largest real estate developers, Jaypee Greens are developing a high end residential project in Noida on 452 acres with an 18 hole golf course at the center of the development. This project too is surrounded by some other world class residential projects by other real estate developers and these projects can rival any similar project in Gurgaon. The Jaypee Greens will be a perfect residential option for the corporate honchos who want luxury, comfort, security, good environment and advanced technology features at the same place.
Noida authorities have collected a huge amount of money (9000 crores) for the development of metro lines up to Greater Noida while Gurgaon has no such plans till now. Roads, Lighting and water sewage facilities in Gurgaon are not in better condition at many new sectors and Noida at the same time is doing far better for these types of developments. Although, HUDA (Haryana Development Authority) has adopted the same model with private companies for constructing and maintaining the infrastructure, but it doesn't looks working.
Park and ride facilities in Noida are much better than Gurgaon. If you are willing to ride within the Udyog Vihar region, you might need to drive through the residential colonies and Sushant Lok to reach your destination. Parking space is not available in the Udyog Vihar as per the requirements. Noida, on the other hand is going with a better approach for town management. It has well laid sectors with wide roads, flyovers, underpasses and plenty of local shopping complexes in each sector. Even Noida authority recently announced an allocation of huge amount of money for the project development.
When it comes to the health care facilities, both Noida and Gurgaon stand at almost the similar place on the scale. Gurgaon, while served by big health care brands like Artemis, Medanta, Apollo, Fortis and Metro. Noida also has well established network of hospitals like Fortis, Max Healthcare, Metro, Kailash and Apollo.
One thing where Noida lacks is:
Eat and Shop: there are over 40 malls spread over the Gurgaon with the facility of cinema halls, while on the other hand these facilities in Noida are centered on Sector 18 or Atta market. But this might not be a big problem because the overall infrastructure development in Noida will lead to the development of such projects as well.
Overall, the conclusion says that Noida and Greater Noida is a far better place while there is nothing new about Gurgaon. Noida has better connectivity with 3 expressways and has recently successfully hosted India's first F1.
But one thing that might disappoint you is, around 50,000 apartments were put at the risk during the recent land dispute in Noida Extension and the case is pending to be solved. So it's still completely depends on you, which city will you choose?
