The current real estate market conditions are generally one of the main topics of conversation at any gathering these days. The conversation is usually segmented into two topics:

1. What are the global and national market conditions? This question usually requires more generalized information from a broader perspective. Information about mortgage rates, new construction as well as national and regional market trends are discussed.

2. What is happening in the local real estate market lately? There are common concerns for everyone in the market, including first time home buyers, investment buyers, or other types of seasoned homebuyers. Is it a buyers market or a sellers market in your marketing district?

American Market Overview

Unlike the real estate downturn in the early 1990's, the current drop in the USA was due to the subprime mortgage calamity that sparked a near collapse of the entire financial system worldwide. With the breakdown of the money markets, no available credit and over-leveraged properties, real estate values crashed along with the rest of the financial system. Contrary to global or national statistics, there are local markets that are flourishing with activity, appearing to have escaped unscathed.

There are a few current trends however, that are beginning to take shape such that optimism is once again appearing in the agent community, even in the heavily distressed markets. Investors are currently flooding into some markets looking for the real deals, and they are finding them.

Canadian Market Overview

In Canada, the real estate market is thriving and in some areas, running wild, with bidding wars and multiple offers being the norm. I do believe that some regions of the Canadian property market are heading for a correction shortly. Family incomes are not increasing in proportion to the rate of rising property prices. Consumer credit is increasing and with that will come a tipping point. You may disagree and I welcome your viewpoint here.
