Keep them short. The longer your presentation goes the weaker it gets. A short, focused presentation will speak volumes for you. The longer a listing presentation takes, the worse it gets. The realtor begins to promise more... in marketing and advertising to procure the listing. The commission rate tends to decrease and the listing price tends to increase. This leads to longer marketing, less profit, or eventually an expired listing.
Realtor Marketing Tips Free - On Prospecting:
You are a real estate agent, not a miracle worker. If what your prospect wants is possible, then look to see if you can provide the help/service. If not, say so. It's OK to say No, Thanks and Goodbye.
Never neglect your past client database. The more you keep in touch with your past clients, the easier your job will become. If you don't, you risk the chance that you're sending them the message that they were just another transaction and didn't mean much more to you. That could be a very costly message. Consider past clients as one of your 'farms'... keep in touch!
Separate The Buyers From The Liars! We've all found ourselves on the short end of the stick when it comes to working with buyers. We invest a few weeks working with a buyer only to discover later on they are not qualified to buy, ready to buy or willing to buy.
Or worse: we suddenly get a call from them letting us know they bought from another agent while out for a walk. (Thanks for making my day! *@%$^'~@) Is There A Solution To The Buyer Problem?
You wouldn't market a house without a Listing Agreement. Why would you think to work with buyers without a contract of intent to do business with you?
Plant Referral Seeds! Plant these seeds early in your relationship with your customers so you can harvest later on as they see you 'Over Deliver' with your services. Don't wait until the transaction is complete to ask for referrals. Referral business reduces your sales expenses and sales cycle. When the transaction is complete, be sure your Realtor closing gifts are generating referrals. Referrals can build your level of satisfied customers. The cycle self-perpetuates with more satisfied customers referring others to you.
Realtor Marketing Tips Free - On Goals
Experience and expertise do count. When you try to cut corners to save a few dollars, you usually get what you pay for. Be mindful of your own value and worth. As the old expression goes: "If you pay peanuts, you hire monkeys." (Something to keep in mind if your commission is being compromised.)
